Niccone Valley, Lisciano Niccone. A complete transformation from derelict ruin to one of the valley's most significant private estates. The main villa houses multiple bedrooms, a master suite with private balcony, wine cellar and gym. The grounds include a swimming pool, tennis court and two independent gated entrances. A first guest annex sits close to the main house; a fully independent two-storey guest villa — 200 m² with its own private pool — is set apart on the opposite side of the property. Every element designed, permitted and built under our direct supervision.

Cortona. A historic estate totalling 1,000 m² of built surface, comprising the main villa, a secondary residence known as La Fattoria — with arched portico and lemon house — a swimming pool, dedicated limonaia, garage and formal Italian garden. Two distinct architectural characters, one coherent estate.

Cortona. The villa that inspired a generation of international buyers to fall in love with Tuscany — featured in the 2003 film Under the Tuscan Sun. The estate comprises the main villa, a fattoria, a small annex, swimming pool, formal gardens and a remarkable wisteria-covered brick pergola with central well — one of the most evocative garden features in the area. Single gated entrance. Approximately 550 m² total built surface.

Cortona, within the historic walls — directly below the Basilica di Santa Margherita. An entire private park in the heart of one of Tuscany's most celebrated hilltowns. The estate comprises the main villa, a studio annex, a guest house, formal Italian gardens with terraced stonework, and a full travertine-lined swimming pool with travertine solarium. Two independent gated entrances. Within the grounds, a preserved 11th-century monastery ruin — maintained as an open-air museum — makes this one of the most historically significant private estates in the region.

Passignano sul Trasimeno. A hilltop complex rebuilt entirely from derelict ruins — visible from above as a self-contained estate carved into the forest, with main villa, secondary volumes, pool and landscaped grounds. The project was a joint venture with an international client; we presented our design proposal in France and were awarded the commission over competing firms from Rome. Drone photography tells the story: total privacy, total command of the landscape.
